Repairs you cannot find afterwards

A bad patch is worse than the hole, because now there is a smooth island in the middle of a textured wall catching the light. The work is in the blend: feather the compound well past the repair, match the surrounding texture, prime the patch so it does not flash, then paint. Done right, you cannot point at where it was.

Water damage

In a condo, most ceiling damage comes from the unit above or from an AC line. We cut back to solid material, let it dry, replace the board and finish it. If the leak itself is still active, that has to be fixed first — we will tell you straight rather than closing up a ceiling that is going to stain again.

Small jobs are fine

A lot of contractors will not come out for one hole. We will. And if you are already having a room painted, repairs get folded into that job.

Yes. A repair is not finished until it is primed and painted to blend with the wall.
